New Build – Centreway Road, Orewa

Just two blocks from the beach — so close you might find sand in your shoes — these north-facing townhouses bring the relaxed coastal lifestyle right to your door. Three bedrooms, two bathrooms, and your own sunny courtyard perfect for morning coffees, evening drinks, or a lazy Sunday with a book. And with Orewa’s cafés, shops and seaside buzz just around the corner, life feels like a permanent holiday.

The build itself came with its own set of challenges: a protected tree at the front (too special to disturb), a bus stop right outside (too useful to move), and a footprint so tight we sometimes joked our trucks had to breathe in to fit. Pouring concrete for the parking spaces? Not an option — it would damage the tree roots. Instead, we got creative: using geogrids to keep the parking functional and the tree happily standing.

It turned out to be more than just building six stylish townhouses. It was about respecting what was there, finding clever workarounds, and proving that even when space is tight and nature won’t budge, you can still deliver homes that feel open, bright and unmistakably close to the sea.
